A design solution: corridor aesthetics for a building-wide gas pipe replacement project
17-floor residential co-op building | Upper West Side Manhattan, NYC

project goal: making the best of a bulky situation. click to continue.. task: to design an optimal aesthetic solution to "mask" the bulk of a building-wide gas line replacement to run along each of 17th hallways, working around beams and, to meet code, encasing it all in a 2-hour fire rated assembly. solution: a"chase" for phone/FIOS wiring using removable, decorative resin panels mounted on an angle and slim LED lighting strip bring light at each doorway.

on a complex project like this one, it's critical.

This new space is significantly smaller than the client's old offices. Maximizing space utility. Discovery sessions with key personnel as to space requirements, and importantly, taking on a new envisioned work scenario with remote and in office workers, were crucial. A design evolved to suit multiple flexible furniture arrangements for three scenarios: work, large meetings & large group presentations. Space saving included pendant panel dividers and methods to reduce need for on-site storage.

Reflecting the style of the stairway balustrade, this piece is solid iron and steel and built to withstand years of daily use.

was inspired by the original "vibe" of this 1960 era building—especially the iconic and original 6' diameter sculpted glass ceiling light fixture.


reflects the grand size of the stunning ceiling fixture above, creating a design relationship between the old and new elements in the space.

The art of design is to solve the functional while providing for the client's particular aesthetics.


when a client want's "Ralph Lauren", it's good to interpret that through the designer's sensibilities for a totally unique design.

ASID New York Metro design team of led by Jacqueline Hosford, provided the design and project oversight as well as fundraising (mostly in-kind) through industry partners to procure materials, furnishings and labor. It was quite a feat. Super Storm Sandy put a halt to the project mid-stream. But when you commit to a client—especially one so worthy—you do everything you can to make it work.

the clients are almost entirely inner-city people who've experienced the worst of NYC. How much harder is it to turn your life around when surrounded by dreary interior spaces? We aimed to give them a more inspired view of our City and most importantly, bring a sense of nature—not brick and mortar—into their living space. even the original photos on the wall were of NYC park trees and ducks.

We had a new wall installed to create a discrete, yet open space where baby strollers could be "parked" (see image 8)
