This new space is significantly smaller than the client's old offices. Maximizing space utility. Discovery sessions with key personnel as to space requirements, and importantly, taking on a new envisioned work scenario with remote and in office workers, were crucial. A design evolved to suit multiple flexible furniture arrangements for three scenarios: work, large meetings & large group presentations. Space saving included pendant panel dividers and methods to reduce need for on-site storage.

design for a tough situation: corridor aesthetics for a building-wide gas pipe replacement project
17-floor residential co-op building | Upper West Side Manhattan, NYC

project goal: making the best of a bulky situation. click to continue.. task: to design an optimal aesthetic solution to "mask" the bulk of a building-wide gas line replacement to run along each of 17th hallways, working around beams and, to meet code, encasing it all in a 2-hour fire rated assembly. solution: a"chase" for phone/FIOS wiring using removable, decorative resin panels mounted on an angle and slim LED lighting strip bring light at each doorway.
on a complex project like this one, it's critical.
